The house has room for a single or couple. Removing the unnecessary fireplace would give more flexibility for furniture placement and permit the TV to be at a sensible height. The kitchen is small, but there is a pantry closet to provide storage. I would eliminate the stool seating and place a table against the peninsula. Closet space in the bedroom is totally inadequate, and accessing the bathroom only through the bedroom is not a good arrangement.

This is almost perfect. Thank you for not over loading the home with too much furniture. At least the bathroom is not near the kitchen. Leave the fireplace for me.

Nice! I'd ditch the entry closet and put the washer and dryer there facing the bedroom closet ~ which would allow for either a larger pantry or more cabinet space in the kitchen. I've lived in a tiny home for years, and kitchen space/cooking ability becomes a top priority. This is a very similar floor plan to what we have. Now, we're retired and we don't have/want a tv. We're gaming geeks. Our 'living room' is an L shaped desk that would start at the front door and wrap around to the end of the sofa in this home with desktop to ceiling shelves and under desk wooden filing cabinets. In the center of the L is a mockup of a town from our favorite game with an aquarium underneath ~ and the river through the town is part of the pump/filter system. We do have a wood burning fireplace/insert in about the same location. The kitchen has no open shelves (we have cats and a dog) as I dislike dusting intensely lol. The only cabinets are under the sink and wall cabinets, everything else is drawers (better for my old back), and I have a wall oven (again, to cater to my old back) and a cooktop. One entire wall is floor to ceiling cabinets specially built for canning jars. Our second door is in what is the bedroom of this home. We're both experienced with wood work so we built everything but the appliances and fixtures ourselves. We also have a front porch that is very similar to this home.
