35m is a chinese box. I would take a tape measure to that one claiming to be 80m. I just sold a 47m that looked way larger than that.

Beautiful place. Bit on the smaller side for sure. I suppose you're paying a premium for the location (right by the beach) and the amenities. Also the "torture machine" you saw is a Pilates station.
