Don’t Buy a House With Roof Damage?

Published 2018-11-15
Typically any mention of roof damage is enough to send a home shopper sprinting in the opposite direction.

But should a faulty roof scare you off, or does it present an opportunity to negotiate the price of the home?

Consider these factors before making a decision.

I'm under contract with a property with severe hail and wind damage. The seller's agent was not happy that I was able to notice this from regular home inspection and I ordered a detailed roof inspection. I requested the buyer to file an insurance claim to have that roof replace, so far it seems like the other side is not happy. I'd walk away already if I haven't spent around 2k on the process. The market is crazy enough now where asking to negotiate something like a roof is frown upon. My agent were against it, but ultimately did it. The seller's agent also ordered a roof inspection early next week. Hopefully this doesn't turn into a shit show.
