Hi! We're Kristen and Michael, a couple DIY renovating their dream desert home into a short-term rental business. In December 2020, we decided to leave Los Angeles (our home of 7 years) to pursue our dream of owning land in California and creating a sanctuary to share with family, friends, and others around the world!     I added indoor emergency lighting which will last up to 48 hours in the event of a power outage. Earlier this year, all of Wildwood NJ lost power over the July 4 weekend. It is inexpensive and helps prevent tripping over something due to no light. I'm also adding usb "always-charged" flashlights. Adding this to a list of other safety features shows potential renters that you are a responsible host.
  • Agree with the no TV especially not in any bedrooms. It's about the destination/ experience and the view not watching TV! Possibly consider doing your coffee as a guest gift, especially if it's unique to the area. We work with our local Alpine Chocolate Haus they give us 20% off. We leave a gift bag of goodies for our guests. For bigger partys/holiday (our chalet sleeps up to 12) we leave a bottle of wine from the local winery.

    +1 for the lockbox. We just had a power and internet outage at our place in Yucca Valley right before guests were supposed to arrive. Our Schlage encode requires WiFi to open so we would have been SOL without the lockbox. Great vids! Keep it up!

  • Agree witrh no TV, however I broke down and we got Hiughes Satellite wifi at our Airbnb because everyone wanted to know if it us reliable and how fast it is. Many remote workers these days. Lets face it the younger generation is married to their phone and laptop. They are always streaming and they use their phone for all purposes. It has basically replaced the TV ! Also do you have a name for your Airbnb in JT ? Maybe you will get even more guests, your home is very nice

    It was so good to hear that you all don't have a T.V! We don't either but there is so much pressure to have one. Wasn't sure if that would affect our bookings but so far it hasnt!

    Great video, is sanitary to have spices and coffee for next guest? I always wondered if we could provide coffee like that. I’m considering coffee pods.
  • just discovered your channel you two are such a lovely couple !! loving all the advice we are just about to launch our airbnb here in the countryside of Niagara region of Canada so your guidance is much appreciated! I have a few questions 1) are all your plants real ours are but thinking of adding some faux plants too 2) your signature scent I am wanting to diffuse in the home and let them help themselves to some delicious Essential Oils from the company I work with in each room if they are open do you think they will think its a gift? maybe I should mention it in my detailed check in description like you did? (BTW loooove palosanto for purifying the energies too! hoping our company launches it too: in the meantime lemongrass is our go to for that) 3)since it is our home and we will live here when no one is here we have an entire walk in closet we want to keep off limits its a barn door any ideas on how to "lock" it and is that a weird thing to ask for them not to open? should we also put furniture in front of it too? 4)love your signs about the septic system do you also say anything about being on cistern water so they don't take hour long showers and run out of water lol 5) we have a loft and I am sooooo crazy nervous( I am like Michael I think of every single thing that could go wrong lol) about kids jumping over or throwing things over just don't feel comfortable having kids here at at all unless they are breastfeeding mamas with kids that are not crawling yet will that be a form of discrimination ? also the way we plan to word the no pets rule is there is lots of wildlife here birds bunnies ducks etc so we don't want to scare them off also hubby has allergies
